What a year of work here actually looks like.

We do not do glamour shots of furnaces. Instead, here is the dispatch board's own record: season, town, job, outcome. Below it, the diagrams we sketch on kitchen tables to explain what we are proposing.

The log, past twelve months

A representative sample from the dispatch record, most recent winter through this summer.

Jan · deep winter Monument No-heat call at 6:05pm, −8°F outside. Lennox 80% furnace, failed inducer motor. Tech on site by 7:40pm, motor from truck stock, heat back by 9:15pm.
Jan · deep winter Security-Widefield 1962 ranch, cracked heat exchanger found on camera during a tune-up. Same-week changeout. Load calc sized the new furnace down from 100k to 66k BTU.
Feb · cold snap Colorado Springs · Old North End 1920s two-story, upstairs freezing. Undersized return, duct leaks in the chase. Second return added, chase sealed. Upstairs now within 2° of the thermostat.
Apr · shoulder Colorado Springs · Briargate Spring maintenance visit, plan member. AC capacitor reading 30% below spec. Replaced on the spot. That house did not join the July breakdown queue.
May · pre-summer Fountain Swamp cooler retirement. Roof patched, first-time central AC. 2.5-ton system with new coil, sized by Manual J. Two days including electrical.
Jun · early heat Monument Furnace and AC both past 20 years. Owner wanted one system, not two. Dual-fuel cold-climate heat pump, existing gas line kept for backup below 10°F.
Jul · 98° week Colorado Springs · Southeast AC dead during the hottest week of the year. Swollen run capacitor. Same-day repair, parts from truck stock, cooling back within the hour.
Jul · monsoon Security-Widefield Back bedrooms 8° hotter than the hallway. Duct test showed 27% leakage. Crawlspace runs sealed with mastic, leakage down to 8%. Rooms now even.
Aug · late summer Colorado Springs · Northgate Garage gym unusable after noon. No ductwork to extend. Single-zone mini-split, one day. Heats the space in winter too.
Sep · first frost Fountain Pre-season furnace checks, eleven plan members in one week. Two weak igniters caught and replaced before the first real cold night.

Split-system AC added to an existing furnace. The coil rides the furnace plenum, so duct condition matters as much as the new equipment.

Multi-zone mini-split heat pump. Each room gets its own setpoint, which ends the upstairs-versus-downstairs thermostat argument for good.
